The Jolly Brewer, based on Lincoln’s Broadgate, is up for sale through Everard Cole.

The pub, which is situated adjacent to the junction of Lindum Road and Monks Road, has a guide price of £395,000.

It has been operating under a lease agreement, which will shortly be coming to an end.

The current tenant’s accounts to y/e 2018 show a net turnover of £308,123 and an ‘adjusted’ net profit of £72,150.

Believed to date back to the 1800’s, the Jolly Brewer is a brick built three-storey mid-terraced property of painted rendered front elevations beneath pitched tiled and flat roofs.

The ground floor is traditionally appointed and consists of an entrance leading to a single, open plan bar area with a large timber bar servery, open feature fireplace, wooden flooring, darts throw area and perimeter seating.

The bar leads to a ‘cinema’ room with reclaimed cinema seating for c. 16, wooden flooring and doors to a rear glazed hallway with paved flooring leading to a beer garden.

The ancillary areas include a small commercial kitchen, a ground floor bottle store with cellar drop and basement beer cellar.

The domestic accommodation is located over the first and second floors and briefly comprises a domestic kitchen, office/lounge, two double bedrooms and a further three double bedrooms to the second floor.

“The accounts show the ‘wet’ trade only, as the kitchen has been franchised out during this time.

“The tenant’s lease is coming to an end and the property is to be sold with the benefit of vacant possession.”
