The business is being sold as a Leasehold opportunity with the current rent passing at £12,996 per annum with 2 years remaining on the current 5 Year lease, however a new lease can be negotiated.

Every inch of the cafe is sewing orientated with sewing machines dotted around the room, the tables are all previous sewing tables and related artwork on the walls.

Within the brochure, it states: “The business offers an excellent opportunity for either an established operator looking for an additional site or an individual or partnership looking for an exciting business opportunity with huge growth potential in a much sought-after trading location.

“The site currently benefits from 26 internal covers spread across one level with the added benefit of the kitchen and WC facilities located within a separate outbuilding. The site currently serves a range of coffee, tea, homemade cakes and sandwiches all served in exquisite surroundings.

“The business has great growth potential which the new operator could easily develop by tweaking and extending the food offering further, extending the opening hours perhaps as a bistro/private function location in the evening and obtaining a licence to serve alcohol to take advantage of the location and the quality of the clientele visiting the nearby shops and businesses.

“The business would also benefit from developing a stronger online presence and raising the profile of the site within Lincoln. The business offers a golden turn-key business opportunity for the new owner with very sensible in-going and running costs.”

Owner Christine Spencer told CityX : “I am selling for personal reasons.

“However, we will remain open as normal until a buyer is found and whoever buys the business will carry it on.

“So far, I have had quite a few people interested.

“People are buying into this unique business and Coffee Bobbins will continue to trade throughout this process.”
