The proposed development, fronts on to Grantham Road, adjacent to the intersection with London Road, just to the south of the level crossing, which connects on to the Southgate/town centre retail area.
Sleaford is an important Market Town, located at the intersection of the A15/A17 and A153, being the administrative centre of North Kesteven. The town has grown rapidly over recent years with major employment development to the north of the town and substantial housing to the west. The recently adopted North Kesteven District Council Local Plan (April 2017) has increased the housing allocation for the town, by over 3,000 new homes to the west and south of the town (please see fig 1). The town population is approximately 17,000.

The site is adjacent to a local authority pay and display car park. Phase One of the development is let to Elite Fish Restaurants, a well established fish and chip restaurant and takeaway extending to some 2,775 sq ft.
Sleaford is presently witnessing a significant amount of development activity and the re-focusing of the town centre retail offer. The Riverside Shopping Centre is undergoing a full refurbishment and this development represents an excellent opportunity to complete a successful road frontage scheme close to the town centre and on one of the main arterial routes.
